Ideal rural retreat for anyone and everyone! This cosy wooden cabin is a simply lovely place to stop and unwind. Set near to a small Sussex village with direct access onto the South Downs, Iford is on the wild fringes of historic Lewes (2 miles), vibrant Brighton (7 miles) and Newhaven ferry and beach (6 miles). East Hoathly has a pub, coffee shop and village shop a 10 min walk away or 1 min drive.

There is direct access to a myriad of public footpaths with a good choice of stunning walks.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
