The Annex is an elegant, spacious property in a beautiful rural setting. It is perfectly located for exploring Kent & Sussex with many wonderful attractions and activities close by. A short drive to Wadhurst station is perfect for day trips up to London, only a 1 hour journey. Wadhurst village, voted as the best place to live in the UK 2023, is a few minutes drive away. The rooms are large and spacious, perfect for couples or families. Small, well behaved dogs are welcome for an additional fee.

The charm here is the tranquillity of the countryside surroundings on our working beef farm. Set apart from the workings of the farm to allow quiet enjoyment. Hundred Acre Studio is a charming retreat down a private track on the Ashdown Forest. In the heart of Winnie the Pooh country, it is a perfect base for exploring the many pubs, beautiful walks, vineyards, heritage railway, and National Trust properties in the area. Close to the South Downs and the coast, as well as nearby Tunbridge Wells with its historic old town and weekly summer jazz nights. It is the ideal country getaway; private, quiet, and with everything you need for a break.

The accommodation is perfect if you want to be centrally based in Tunbridge Wells for visiting friends and family. Whilst small and cosy, it is detached, fully self-contained and has the advantage of having a pretty and secluded, south facing, private courtyard for relaxing and alfresco eating. It is excellent accommodation if you are attending a wedding in the area e.g. at The Spa Hotel, Salomons, Warwick Hotel or The Beacon. Longer stays are welcome at discounted rates.

Now with a newly completed private patio to the rear solely for guest use. Dog secure with high gate.

We are pleased to offer our refurbished annex with double bedroom, private bathroom, own front door and a private field for dogs. Oast Cottage is a converted stables attached to the main Oast House. The Oast is set in a conservation area of Boughton Monchelsea which consists of converted farm buildings, listed houses and a 16th Century pub (directly opposite). The area boasts many places to visit (including Leeds Castle), countryside walks, as well as numerous pubs.

The Lodge is the perfect country getaway and romantic retreat. Please note this is strictly a NO SMOKING property inside the Lodge, the garden and surrounding field. The property is also NOT SUITABLE for infants, children or pets. Two adults only.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

In a rural setting, this beautiful converted property is surrounded by countryside and orchards. It sits in its own grounds of our house offering a haven of tranquility, but close to the village of Marden with a rail connection to London and just 20 mins from Tunbridge Wells with plenty of bars, restaurants and shops. Nearby attractions include Bewl Water, Bedgebury Pinetum and Hush Heath Vineyard.

Historic castles, vineyards of Sussex, Royal Tunbridge Wells Spa town is a short drive or even a walk away. The house is in a rural setting with great walks and some excellent pubs along the way.
