You’ll have the whole house to use and the yards. However the garage is not available for use.

Guests should be aware that we (the owners) live very close by and will take bins out on Thursday night or early Friday morning, clean/replace linen (at a mutually convenient time & date) and get things from the shed. However, owners will contact via message function on Airbnb, to notify of this action and will not enter the house itself without confirmation of cleaning/linen change entry time in advance.

Pay particular attention to the fee structure in place ($85 for the 1st guest and $30 per all subsequent guests all at a per night total) and the number of guests the booking guest is declaring. The onus is on the booking guest to inform the owners if the numbers of guests change. There is not a flat rate per night for this house. We brief our neighbours on the guests' general information so they know what is out of the ordinary and what is not (i.e 1 female or 2 male tradesmen for examples). They just care about their neighbourhood, so please respect their concern for looking out for other locals' property and the wellbeing of the guests in our Airbnb.

The lawn to the left of the driveway (as you look up the driveway) is not a part of the Airbnb property, it is our neighbour's front lawn. Please use the concrete driveway or street for parking your vehicle.

This is house is solely used year round as an Airbnb business and so there will be bookings after your stay. This means that if the booking is for an end date that means that the luggage and clothing will need to go on that day you book out (believe it or not it has happened that guests have thought it was okay to leave their belongings in our Airbnb). If guests are returning for a future booking there is scope for some items to be stored in the shed. This would be by prior negotiation depending on size and nature of the items to be stored.

Please leave the front door key on the table when you depart as this will indicate you have finished with the property because you can not get back in. If the key is in the lockbox, it can indicate that you have not finished with the property. As we change the code for each booking this can present the following challenges:

- We don't know if you are finished,
- If we or contractors can come in, and,
- If we can change the code yet.

To avoid confusion and disappointment please leave the key on the table as you depart and lock the door behind you.
