Welcome To Our Villa!

From the moment you enter the private Evian resort gates, you'll know your in a special place and that this beautiful and spacious villa is going to exceed your expectations.

"Makin Memrees" is a first floor, 2 bedroom, 2 bath, pet free and smoke free villa with lagoon and lake views. Windows on three sides offer stunning views of semi-tropical vegetation and the abundant wildlife that is natural to the area. Hilton Head Island is home to a wide array of wildlife, including numerous species of land and water mammals, and reptiles, and our location enjoys an abundance of exotic birds, alligators, turtles, squirrels, and deer. You'll be entertained for hours.

This villa is located near the center of the resort and provides the quickest and easiest access to all of the many, unmatched amenities you will want to enjoy while vacationing here.

All of these amenities are easily accessible from the patio:

* One minute walk to unlimited free tennis.
* Two minute walk to the private swimming pool.
* Only a few steps to miles of walking and biking paths. Hilton Head has nearly 60 miles of public pathways.
* Only a few steps to the foot-bridge over the lagoon, and fishing in the lake.
* Two gazebos and numerous benches surround the lake offering places to sit and read or relax and take in the beauty of this sub-tropical paradise.

The master suite:

* King-size bed.
* Sitting area with lots of natural light-French Doors to patio
* Flat-Screen 42” HDTV visible from bed as well as sitting area.
* Large walk-in closet.

The second bedroom:

* Queen and twin beds.

* Flat-Screen HDTV and DVD player.
* The second bath has a shower/tub combo.
* Free Netflix and Amazon Prime movies and Pandora internet radio channels.

Meals can be prepared in the well-appointed modern kitchen or on the Weber gas grill on the patio. The snack bar seats three and the dining room seats eight comfortably.

The living room is large and includes two sofas and plenty of seating to watch TV (Netflix and Amazon Prime Included), relax, or visit with family and friends. The new wet bar has custom lighted cabinets, granite counter top, and built-in under counter wine and beverage cooler.

The patio which is accessible from both master bedroom and dining room thru French doors is one that you will want to take home with you. A large part of this patio is covered for use in any weather conditions and comfortable seating is provided along with the Weber gas grill. Leave the patio with your morning coffee and walk a few steps to the bridge to see nature’s inhabitants begin their day. Remember, this is a first floor villa, with no stairs to worry about.

Of course there is secure Wi-Fi with high speed internet access, a full size washer and dryer inside the villa, and central heat and air conditioning.

CLEAN! CLEAN! CLEAN! The villa is meticulously cleaned before your arrival by our housekeeper. It is then inspected by a staff member before getting a final check to make sure it is ready for you. Of course, being smoke free and pet free helps to keep it that way.

Because this is our personal vacation home, you'll find a fully furnished and well equipped home to make your stay one you will never want to leave. Your personal electronic door access code is provided before you leave your home so that you can drive straight to our villa to begin your vacation without having to go to a management company office to check-in.

Location is in the gated community of Shipyard Plantation. Guests have front door parking, keyless entry with personal security code. Linens and towels are provided, and guests have access to complimentary beach chairs, beach cart, outside patio furniture, and Weber gas grill next to private patio.

We are available 24/7 by email, phone call or text. Very detailed information is provided all guests prior to travel. We also provide a guide with dining, and things to do suggestions as well as information about the amenities found in our condo and resort area.

Peaceful and unbelievably quiet, you'll find winding trails throughout the area which provide access to the beach, or even to Coligny Plaza. Tennis courts, the swimming pool, and secluded benches found around the lake and lagoon are quickly accessible. Wildlife including exotic birds, friendly alligators, turtles, squirrels, and even an occasional deer can be seen from the patio, and are welcome neighbors.

With many miles of biking and walking trails not only within Shipyard Plantation, but all over the island, the favorite of most visitors is to get on a bike and travel to the beach, or Coligny Plaza for shopping, coffee, or lunch. You can actually park your vehicle for the entire stay and never have to use it.

Most stays require a 7 night minimum and are Saturday to Saturday, however in off-season, we will consider shorter stays. If you are planning a stay of less than 7 nights, it is best to contact us for details.

This Short Term Rental Agreement (The Agreement) is made by and between Earl Mayfield (Homeowner) and (Guest) as of the date last set forth below.

For good and valuable consideration, the sufficiency of which is hereby acknowledged, the parties agree as follows:
The property is completely furnished, including linens and towels (beach towels are not provided). All utilities are provided.

Length Of Stay: Owner and Guest agree that the Guest's length of stay at this address is for dates and times detailed in the "Reservation Confirmation" provided to Guest at time of booking. Guest must vacate the property at the end of the reservation confirmation period unless the Owner has agreed to extend the length of stay. Any request by the Guest to extend the length of stay, and any acceptance of that request by the
Owner must be in writing.

Payments: Owner agrees to provide a schedule showing the total rental amount, taxes, and any and all fees including the refundable Security Deposit. Owner also agrees to provide a payment schedule showing all amounts and dates due. Guest agrees to pay all required amounts by the dates due.

Maximum Guest Occupancy: The maximum number of overnight guests is limited to five (5) persons including adults, children, and infants. Guest agrees to provide the first and last names of all members of guest’s party who will be staying overnight. Only guests listed in this agreement are permitted to stay overnight. Replacement or substitute guests will not be allowed unless prior approval is obtained from the property owner. At least one guest must be at least 25 years of age.

Maximum Total Occupancy (Guests and Guest's Visitors): For the consideration of our neighbors, the maximum number of persons allowed inside or outside the villa at any one time during guest’s reservation period is limited to eight (8) persons including adults, children and infants. Guests are not allowed to invite anyone to the villa for any reason if it is going to put you over the maximum total occupancy limits. No parties are allowed!

Maintenance of Property: The Guest shall keep and maintain the Property in a clean and sanitary condition at all times, and upon the termination of the occupancy term, the Guest shall return the Property to the Owner in as good a condition as when received, ordinary wear and damage by the elements excepted.

Damages: The Guest shall be responsible for any damages or alterations caused by the Guest's negligence and that of any occupant or visitor. Should any damages or alterations be noted upon inspection after Guest's departure, such damages or alterations will be documented by owner or member of owner’s staff. Furniture, if moved, must be returned to its original location. Electronics and cables including television, WiFi, Roku, or DVD player shall not be moved or disconnected at any time.

Resort Parking Passes: Passes are required for vehicle parking and are furnished by the Owner. Instructions for obtaining parking passes will be provided prior to Guest's arrival. Parking is limited to a maximum of two (2) overnight guest’s vehicles. Day passes for anyone visiting you must be requested twenty-four (24 hours) in advance, in writing and for consideration of space limitations will be limited to one (1) vehicle per day.

Access: Guest shall allow Homeowner (or agent such as housekeeper or maintenance person) access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

Housekeeping: The property will be cleaned by our contracted housekeeping company prior to your arrival. During peak season, there may be times when, due to heavy workloads, the property is not ready for occupancy at your scheduled arrival time. For that reason, we do not allow early arrival and we must enforce departure times by not allowing delayed departures. While linens and towels are provided in the villa, daily maid service is not provided. Please remember to bring your own beach/pool towels as we do not permit linens or towels to be taken from the villa.

Cooling and Heating System: The HVAC is a heat-pump system and does not work like a conventional system. In order to prevent damage to the heat-pump, and to reduce energy costs, the system must be set only in {HEAT} or {COOL} mode and the fan must be left to run in {AUTO} mode at all times. Settings below 68 degrees on {COOL} and above 74 degrees on {HEAT} are not permitted. Heat Set point and Cool Set point settings are programmed between 68 degrees and 74 degrees and will automatically be adjusted back to that range. Doors and windows shall be closed when either heat or air conditioning is in operation.

Smoking is not allowed anywhere inside the villa. Failure to adhere to this policy will result in immediate cancellation of reservation and forfeiture of all funds paid.

Pets are not allowed at any time. Failure to adhere to this policy will result in immediate cancellation of reservation and forfeiture of all funds paid.

Cancellation Policy: All cancellation requests must be in writing. When the reservation has been cancelled more than 1 Week prior to date of arrival, a 50% of the total rental amount will be refunded. Reservations cancelled 1 Week and less before arrival date will result in forfeiture of all amounts paid. In the event a payment is not made when due, we may, without notice to you, treat the failure to pay as a cancellation by you of your reservation, may rent the unit to another person, and may deal with any advance rental payments as a cancellation. Cancellation or early departure does not warrant any refund of rent or deposit. We recommend that you purchase travel insurance separately.

Storms and Hurricane Policy: If there is a storm or hurricane, no refunds will be given unless the State or local authorities order mandatory evacuations in a Tropical Storm/Hurricane Warning area. The day that the authorities order a mandatory evacuation order in a Tropical Storm/Hurricane Warning area, we will refund any unused portion of rent from a guest currently registered. If the property has been affected by a tropical storm or hurricane and the property is deemed uninhabitable by the Owner, any unused portion of prepaid rent from a Guest that is scheduled to arrive will be refunded.

This villa is privately owned: The owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

We are both retired and enjoy spending as much time as possible with our three grandchildren and their parents. While living in the Atlanta area we also spend as much time as we can here on Hilton Head Island. This is also our personal vacation home and each time we come, we tweak anything that needs attention, to make sure you have a worry and hassle free stay.
