Open the French doors to the patio and linger over a sunny breakfast in this rare peaceful, quiet setting in the middle of the city. Private room with comfortable queen bed and bathroom with a separate entrance in a 1906 Victorian Single Family Home. Your entire space is independent from the main house with a patio and sitting area in our beautiful garden - an excellent place to enjoy a cup of coffee or a glass of wine. * Please note: There is no kitchen. ***NO SMOKING. Anything. Not even on front steps and back garden. No vaping If that is a problem, this may not be a good fit. Only guests who are part of the booking may spend the night. We offer: wifi, coffee maker, electric kettle, microwave, mini-fridge, dishes & glasses (I wash the dishes). Use of washing machine, dryer, iron, and steamer -just ask. Guests are welcome to sit outside on the patio and in the garden. We have lived in San Francisco for many years and are available to offer suggestions and directions. We respect your privacy, but are available for you. We look forward to meeting you! The suite sits in a residential neighborhood on the north side of the Panhandle, close to Golden Gate Park and with easy access to other parts of the city. The area features a mix of Victorian homes, small apartment buildings, and local restaurants. Transportation: 1/2 block to #21 Hayes bus -goes downtown; 1.5 blocks to #5 Fulton goes downtown and out to the beach #33 Stanyan crosstown to Castro & Mission areas, 4 Blocks to #43 Masonic-goes crosstown. Easily accessible to BART - just take the 21 Hayes to Civic Center station. Most of our guests travel around the city on public transportation. *Uber and Lyft come quickly when you call. Recommended for late night and going to and from the airport. You can also call taxis. *Parking: There is street parking available for no charge. During the night and weekends there are no time restrictions. During weekdays, there is a 2 hour time restriction on many blocks in SF. I can advise. Nearby there are a few streets without time restrictions. Guests who have had a car have managed well. Parking can be challenging in any city. We have a dog, but he does not go in the room, and he doesn't interact with guests unless they would like. He is 20 pounds Cavapoo (King Charles Cavalier Spaniel & Poodle) with hair, not fur, so hypo-allergenic. No Smoking of anything or vaping. Not even on the patio or front stairs. Only guests who are part of the booking may spend the night. We offer: wifi, coffee maker, electric kettle, microwave, mini-fridge, dishes & glasses (I wash the dishes). Iron and ironing board The suite sits in a residential neighborhood on the north side of the Panhandle, close to Golden Gate Park and with easy access to other parts of the city. The area features a mix of Victorian homes, small apartment buildings, and local restaurants. One block to GG Park. Public transportation nearby; Uber, Lyft, and taxis. Parking is not restricted at night and all day on weekends. On weekdays, there is a 2 hour limit. To help I have purchased some day passes, and you may reimburse me $8/day.

The neighborhood is peaceful and quiet for a city setting. Duboce Triangle is a gorgeous, central neighborhood in San Francisco and arguably one of the best! Our walking score is 98. Enjoy Victorian houses and tree-lined walks to coffee shops, parks, restaurants, fitness studios, events, work, and easy access to public transit for all the sightseeing.

Conveniently between the Marina, Fisherman's Wharf, Golden Gate Bridge, NOPA & Golden Gate Park, our unit is in just about the finest neighborhood in the city. Plus free and accessible street parking!

We are a quick walk or ride to anywhere else in the city. Explore Michelin-starred restaurants, coffee shops, the bustling Clement Street and NOPA neighborhoods, the Presidio Tunnel Tops — or relax on the patio and read a book. Note: there is no stove or oven.

Guest Suite in PacHeights, Japantown & Fillmore St

Our 1-bedroom basement space comes with a large bedroom with a California king-size bed, a living room with a queen sofa bed, and a full bath and a wet bar with a compact refrigerator/freezer, microwave, mini dishwasher, toaster oven & sink. We don't recommend it for 4 adults (the sofa bed can feel cramped) but it's great for people traveling with young kids. We use all-cotton Frette sheets and Land's Ends' towels for ur comfort. We live upstairs and try to be quiet but you may hear us.

Classic Studio Lower Pac Height

Large independent studio in Lower Pac Height with a separate entrance. It is a quiet place. I live a level above the studio but we are separate. Conveniently located to go to Downtown, Marina, GG Park, GG Bridge, the Haight, Castro - 8 blocks away from lively Fillmore street and its restaurants, cafes, and boutiques. Our inviting room with its own private entrance and private bath, mini-fridge and coffee/tea making essentials is in our Victorian home IN the city. Walk to the Fillmore, many of the best restaurants in SF, and Japantown, or hop a bus to anywhere in SF. In Nov 2024, we installed Google Mesh, giving guest fast upload and download speeds to facilitate virtual meetings in the suite.
